This is Russell Street, a 250-meter thoroughfare in the heart of #hongkong's #causewaybay shopping area. In 2018 BC (before Covid), average rent here was HK$20,787 (US$2,671) per square foot per year. That meant that if you had a 4,520-square foot (421.8 square metres) shop, as Burberry did, you paid HK$94 million a year, plus change, in rent. (Do the math to see how many bags, coats you need to sell to afford that rent.) That made the street the world's most expensive retail address, more than the #ChampsElysees boulevard in Paris, #Omotesando in Tokyo and #FifthAvenue in Manhattan. Six years on and a recession later, rent has slumped by 46%. #Futu, an online broker founded in #shenzhen and based now in Hong Kong, has snapped up the space left vacant by a burger joint (after Burberry).
