In my latest podcast with Kapil Mohan, IAS, Architect of Karnataka RERA, we chatted about what's really driving the real estate surge in India. One big takeaway? Better connectivity. Kapil pointed out that it's not about the kilometers anymore but the time it takes to travel. A journey that took 2 hours 30 years ago now takes just an hour, thanks to major infrastructure upgrades. This shift has made properties 50 km away much more valuable and changed the way public and private players thought about development. He also highlighted how private sector success often rides on the public sector's infrastructure work. It's a ripple effect—key decisions have wide-reaching impacts. In his recent visit to India NVIDIA Founder/CEO Jensen Huang spoke about, Super Humans (Emoloyees) and agents. Hearing his speech in Mumbai, I think the future of employee pyramid organization would look like this - Section 1 at the top : Super Humans/Employees: Who will use AI Agents to improve the efficiency and quality of their outcome. The use of these trained agents will give head start to these Super Employees in their function in achieving and/or fulfilling their tasks much faster   Section 2 in the middle : AI Agents: AI Companies like NVIDIA and their ecosystem partners will flood the market with such agents , and the cost of these agents will only go down with time and scale as more and more functions and companies will adopt them in their businesses   Section 3 at the bottom : Employees (Traditional): who will see the rise of these super humans (employees). These employees will (have to) migrate to Super Humans (employees) using agents’ day today.   I believe children who are still under 16, will all (mostly) be super humans (employees), knowing how to use agents by default without a need to train them in their chosen field   This Pyramid will be inverted soon, with The great migration on the horizon, your opportunity to embrace and participate in this migration is now!

Let me take you into a #REALESTATE #STORY that might feel all too familiar. Rohit is a hardworking 💪 real estate agent based in #Gurgaon. He’s been in the business for 7 years, and like most agents 😮‍💨, his day starts with calls, site visits, and chasing leads that he’s spent thousands of Rs generating. One day, a buyer client walked into his office - Priya. Priya was looking for a spacious 3BHK Home 🏠. She had a budget of ₹3.5 crore and seemed like the perfect client. Rohit promised Priya, “Don’t worry; I’ll show you the best options in the market.” But here’s where the problems began 😭. Despite all his efforts, Rohit didn’t have enough properties in her budget. He kept showing her the same properties she had already seen. 𝗦𝘂𝗯𝘁𝗿𝗮𝗰𝘁, 𝗗𝗼𝗻'𝘁 𝗔𝗱𝗱, 𝗧𝗼 𝗦𝗰𝗮𝗹𝗲 𝗬𝗼𝘂𝗿 𝗢𝗿𝗴𝗮𝗻𝗶𝘇𝗮𝘁𝗶𝗼𝗻. Charming, brilliant, and hilarious—Huggy Hayagreeva Rao had the Sand Technologies team glued to our seats during our most recent company-wide "Thursday Late Discussion" session. Huggy is the co-author of "Scaling Up Excellence" and a professor of Organizational Behaviour at Stanford University. So when he speaks, we're all ears. One of the key takeaways that really struck a chord with us was Huggy's perspective on scaling excellence. He described it as "multiplying curiosity with generosity." Huggy pointed out that as companies grow, they often fall into the trap of "addition bias" and "time poverty." We just can't help but pile on more and more, until we're so overwhelmed that our curiosity and generosity take a backseat. Next thing you know, we're just going through the motions, feeling depleted, and lacking that sense of accountability. But the truth is that scaling isn't just about addition. In fact, sometimes it's about smart subtraction. We need to identify and remove the obstacles that stifle our team's ability to be curious and generous. When people are in that mindset, magic happens, problems get solved, everyone brings their A-game, and we all go home feeling energized rather than drained. Also, subtraction is like mowing the lawn: it's not a one-and-done deal—you've got to keep at it regularly. It's not just about efficiency, but about giving our team the gift of time, which inspires them to reciprocate with their best efforts. We have been on a massive scaling journey over the last three years. Our operations have grown from one site to 30 sites and the number of engineers we are developing has grown by 5,000X (which if my math is correct is about 500,000%). We are just getting started, so we’re always curious about what we need to do as an organization to maintain our scale, and not lose quality, dynamism, agility, and our innovative spirit. The team is already lobbying for Huggy to host our TLD every week 😄—a testament to how insightful, thought-provoking, and relatable his lessons are. We have homework, though; time to put these ideas to work and start scaling up excellence.

Have you ever considered purchasing property in Pune? If so, I urge you to safeguard your identity as vigilantly as you would your investment. My advice? Obtain a new mobile number and email ID exclusively for your real estate transactions, and discard them once your dealings are complete. You might wonder why such measures are necessary. Allow me to explain. The standard property-buying process in Pune begins innocuously enough: you express interest in a property, perhaps visit it, or engage with an agent. However, this is where the simplicity ends and the intrusion begins. Your contact information is circulated among various agents without your consent. These agents, masquerading as representatives from the builder's office, later reveal their true identity as 'channel partners'. This breach of trust is not only unethical but also a violation of privacy. This post is born out of personal experience. A channel partner, after failing to secure a sale, resorted to using derogatory language towards my family. This is not an isolated incident but a reflection of the pressure-cooker environment that these professionals operate in. However, it is no excuse for unprofessional conduct. I am curious to hear from the Pune community. Have you encountered similar experiences? Your stories could be the catalyst for change.
