🔬 Science Sum up: October 14 – 18
Although the real estate sector cannot keep pace with science, EG and AI can. . . and London seems to be the ideal place to foster the synergies between the three. If you don’t have a clue what is the first line about, then you may have missed an insightful conversation on the future of real estate, tech, and innovation: https://bit.ly/3YjVMYo
Bringing forward the conversation around the occupier market in London, cancer therapy biotech firm Vivan Therapeutics has signed a new five-year lease in the West End. It will occupy office and laboratory space on the first floor in the WestWorks building at White City Place, developed by Stanhope PLC on behalf of Ontario Teachers' Pension Plan.
Further occupier moves were seen in Oxford where Infleqtion, a quantum technology business, has signed up for 7,500 sq ft of fully fitted space within the Innovation Quarter of Oxford Technology Park. The deal marks Life Science REIT’s third letting at the Innovation Quarter and the first letting of fully fitted space at the park.
On the development front in Oxford, Railpen has secured approval for the redevelopment of Eastpoint Business Park into a life sciences campus. The park sits just off the Eastern By-Pass Road and comprises office space across five buildings, all of which will be demolished and replaced with three facilities, spanning 215,278 sq ft, created by Scott Brownrigg.
Outside of Oxford, Carter Jonas has hit one milestone after another, having been appointed as sole property adviser across four West Midlands innovation campuses. The sites comprise a combined 280,000 sq ft of lab, office and workshop space across University of Warwick Science Park, Business Innovation Centre, Binley, Warwick Innovation Centre and Blythe Valley Innovation Centre.
In addition, the team has joined forces with Cushman & Wakefield in a hunt for occupiers at Breakthrough’s Vitrum in Cambridge. The joint venture between Tishman Speyer and Bellco Capital has begun construction of the building last week, thanks to a £104m loan provided by BGO earlier this year.
Thomas Renn says: “Vitrum by Breakthrough is designed as a premier, highly amenitised research and development environment featuring modern and flexible lab spaces that can adapt to a wide range of scientific uses.”
