According to CBRE, UK commercial real estate values have dropped by circa 22%. "The smaller-scale properties will probably get away, but larger-scale ones, like big business parks and shopping centres across London and even some of the other regions, are seeing much more of a dent in their valuations," says James McGregor from P10 Financial Group. The Building Skills for the Future report by the London Homes Coalition has officially launched - londonhomescoalition.co.uk   Based on a first-of-its-kind analysis of the consolidated asset management and new build programmes of the housing associations in the Coalition, the report reveals a critical labour and skills shortage that threatens the maintenance, retrofit and provision of social and affordable housing in the capital. It also provides three strategic solutions to address this crucial challenge.    We need to act now and work together with the government, industry leaders, and education providers to future-proof London’s social housing sector and ensure the provision of high-quality, affordable housing for its residents.   We welcome the new administration’s commitment to promoting workforce and training plans for the construction sector and scaling up social and affordable housebuilding across the country. Savills UK Build to Rent Market Update – Q1 2024: Out today! BtR developments have substantial advantages over other rental options, which means they attract tenants from further afield. Compared to the wider PRS they provide greater stability, higher quality and standard of accommodation, and greater energy efficiency. Compared to new build BtL, they offer greater shared amenities and facilities, professional customer service that can be reached 24 hours a day through digital apps, and a focus on fostering community within developments via events and social media channels. BtR Apartments are also generally well located in prime urban districts, connected by good transport links to other places for both work and leisure. ADDRESSING HOUSING NEED BtR plays a crucial role in the delivery of more homes. It helps address the substantial supply and demand imbalance in the PRS, freeing up other stock when tenants make the move into BtR. Developments which boost supply of rented homes remain urgently required to address the current shortage of supply. UK BUILD TO RENT DEVELOPMENT The UK’s BtR stock now stands at 101,875 completed homes, up 17% nationally compared to Q1 2023. There are a further 54,814 homes under construction as well as 108,917 homes in the planning pipeline, including those in the pre-application stage. The total size of the sector currently stands at 265,606 homes, up 4% compared to Q1 2023. Notably, the number of completions in the previous 12 months eclipsed starts for the second quarter in a row. In Q4 2023, 12 month rolling completions outpaced starts for the first time since 2020, with a gap of 421 homes. This has now widened to 3,404 homes. This comes with UK 12-month completions at their highest level since 2021 and starts their lowest since 2016.  Homes with detailed permission remain at record levels of 59,000, which can support the future construction pipeline and help starts recover to previous levels. The number of homes at detailed application stage, however, is down -31% compared to Q1 2023. The recent launch of the MADE Partnership, a joint venture between Barratt Developments, Homes England and Lloyds Banking Group, is an interesting step in the evolution of UK Housebuilding. Given the new Government’s housebuilding ambitions, the ‘Master Developer’ partnership is a logical commercial development, with the involvement of Homes England ticking boxes around planning concerns. As far back as May 2023, Labour was expressing its intention to repurpose the housing quango, as part of its bid to get more private and affordable homes built if elected to government, so this should come as no surprise to the sector. So with the planning concerns ticked, and with the Made Partnership’s capital and construction needs in the bag via the other two partners, the joint venture is better placed to succeed than some of the naysayers may believe. However, sitting in the heart of the supply chain, looking at the social and economic environment into which the Made Partnership is launching, it will be interesting to see how it navigates the remaining – and not insignificant – strategic challenges facing the UK’s housebuilding sector as a whole as well as this new initiative.
