Its a Happy New Year present from our lenders as they slash rates! A week into 2025 and rates have been cut by many lenders. High leverage bridging loans now from 0.74%, shorter term bridging from 0.45% per month, development finance from 8.6% per annum. 2024 was a year of constant changes in products and rates. I would expect this trend to continue throughout 2025. The lending market is competitive driving innovation and rate cuts. Coupled with potential base rate cuts that is good news for borrowers. However I would not anticipate further large rate cuts to come so holding off business investment or growth for significant cheaper lending may not pay off. There is also no getting away from the polictical and economic volatility that we face which has the potential to stall or reverse these rate reductions. For many getting on with their growth plans now, rather than delay, will still be the best option. Market brief - 23rd April The five main UK mortgage lenders all raised their rates for new loans yesterday, citing uncertainty over the size of the rate cut. Where the long tail inflation is looking increasingly sticky, some economists think the Bank of England may not cut rates before November.  KPMG believe that inflation will return to target in the coming months, but geopolitical risks remain from the Middle East. The last Fed meeting stuck to the script, and the idea of three rate cuts this year remains on the table. Things may change at the next Fed meeting on May 1st as many expect the “dot plot” to change, forecasting only two rate cuts this year. Fed members have raised concerns over the data and are cautious over the timing of the first rate cut. Inflation has not been falling at the pace they would like to see and the economy remains surprisingly robust, supported by strong job creation and the IMF forecast US GDP growth will be double that of the G7 average. The #dollar is being driven higher by the yield appeal of interest rate expectations and we saw the #dollarindex peak around 106.40 yesterday. #Sterling lost ground against the dollar, dropping to 1.23, which was the lowest since Mid-November.  #GBP kicked off this morning around 1.2335 against #USD, 1.1590 against #EUR and #EURUSD was around 1.0640 on the open #Finance #FxPlew #news

FBSE FINANCE LIMITED Completed a £360,000 loan on a part-completed development in East Sussex. Known for our flexibility, FBSE Finance have built out a niche in the lending space. So much so that we have brokers describing deals as "FBSE deals". What this means is typically there is some kind of issue, but the deal as a whole makes sense. Here is one such deal. The Deal Our client faced a significant challenge with an overdue bridging loan on another property, a portion of which we successfully cleared earlier this year. With a pressing need for quick financing, they sought to sell off other properties and offered a part-completed residential development as collateral to raise the necessary funds. The Challenges The security we held was a partially completed development, and the bridging loan we were refinancing had been overdue for so long that legal action had already commenced. The Outcome Despite these complexities, we were able to close the deal, giving our client the time and flexibility to finish their development and exit the loan on their own terms. As introducing brokers Sean Powles and David Watters of BSMART FINANCE LTD noted: "Our first deal with FBSE Finance closed earlier in the year. When the same client needed additional funds for a part-completed development to clear a severely overdue bridge loan, I don’t know many other lenders who would have made this happen. We couldn’t be happier to have seen it through." A big thanks again to both the brokers involved and to Anthony Akka again for pushing it through.
