Good Afternoon, I am currently collecting data to form part of my Dissertation as I approach the end of my final year at Sheffield Hallam University. I am inviting ALL FEMALES to complete my questionnaire; the reason why I am asking only females to complete this questionnaire is due to the nature of my question ‘Is the success of women in the construction industry impacted by Motherhood?’ The nature of the data can be deemed to be SENSITIVE due to the subject matter.  The data you provide will enable me to assess the current and historical views and knowledge you have on this subject and compare it against current views from those with a foot in the construction industry and the to get a true reflection of what once was, how far we have come and how far we have left to go. I have just had a tenant move out of one of my properties. Now, this is the perfect opportunity for me to get in there and update it. This was the 2nd btl property I purchased back in July 2021. I haven't done any major works to the property as I have had a tenant in since the day I purchased it. I purchased this property for £75,000 and it has made me around £10,000 in rent so far, but now it's time for me to put my hand in my pocket 😄 The works I am doing will cost around £10,000 and include Full Rewire New kitchen New bathroom plaster work decorating throughout new carpets. Once the work is done, this property will have a new value of around £105,000 and the rent will increase from £575 to £725 I will be looking to refinance this property in the near future. I was tempted to sell this property, but once I ran through the numbers , I decided to keep it. This is a great little earner. This property will cash flow £475pcm. Not too bad all. Are there HSE implications for Site Operations? are there Liability obligations for Employers on their Employers zliabilities or Workmens Compensation Insurances? Should it be banned? World Mental Health Day 🌎🧠 It’s that time of year again where we all see pictures and posts of how we should promote and be wary of Mental Health. After doing a little research online last night, here are some quite shocking statistics from 2023 for everybody to visually see. 🤔 - Construction workers are SIX TIMES more likely to die from mental health than a dangerous fall. - Work-related stresses caused mental health problems for 82% of UK builders. This includes travel, team relationships, supply chain issues, and general sector stresses such as rising costs. - Males working in construction are three times more likely to die from suicide than males in other sectors. - More than 50% of UK builders say they have struggled with mental health problems during 2023. - 73% of construction workers say they consistently struggle with mental health every month. This shows that there is still lots of work to be done to make lasting improvements and tackle the issue at its root cause. Suicide rates within the construction sector are higher than in any other UK industry. Speak up & Speak out. Coming from somebody who knows and has learnt the hard way, don’t suffer in silence ❤️

I cannnot believe that it was 10 years ago today I left my job to start my dream company. Good morning all . Mid week already . Well I’m of into Manchester this morning . I’ve got to go and see a Doctor ( part of the process of getting my driving licence back ) following my ban 🤞all goes ok . Todays reading is ( Gods will , not ours ) A lot of you may think ahh bollocks we read this before and if you have and it didn’t sink in then read it again . How many of you keep fcking up thinking you know best day in day out ?? Tells you somthing dosent it . Lightbulb moment, have. Change of thinking . Say a few words why not try with this God grant me Serenity to accept the things I cannot change, The Courage to change the things I can and the Wisdom to know the difference. December 4 Gods will, not ours We know that if we pray for Gods will we will receive what is best for us, regardless of what we think. Basic Text, p. 46 = By the time we came to NA, our inner voices had become unreliable and self-destructive. Addiction had warped our desires, our interests, our sense of what was best for ourselves. Thats why its been so important in recovery to develop our belief in a Power greater than ourselves, something that could provide saner, more reliable guidance than our own. Weve begun learning how to rely on this Powers care and to trust the inner direction it provides us. As with all learning processes, it takes practice to pray only for knowledge of Gods will for us and the power to carry that out. The selfish, ego-driven attitudes we developed in our addiction are not cast off overnight. Those attitudes may affect the way we pray. We may even find ourselves praying something like, Relieve me of this character defect so I can look good. The more straightforward we are about our own ideas and desires, the easier it will be to distinguish between our own will and our Higher Powers will. Just for your information, God, we might pray, heres what Iwant in this situation. Nonetheless, I ask that your will, not mine, be done. Once we do this, we are prepared to recognize and accept our Higher Powers guidance. = Just for today: Higher Power, Ive learned to trust your guidance, yet I still have my own ideas about how I want to live my life. Let me share those ideas with you, and then let me clearly understand your will for me. In the end, let your will, not mine, be done. ❤️🙏💪 Jay

Having been out and about with Mike recently I was so impressed to hear the contractor’s feedback on this clever bit of kit. To really fix a problem, you’ve got to understand what’s causing it. THE RESULTS ARE IN AND MINDBLOWING! So….What is the % of adult working age males with a criminal record? 👀 Well many of you said 11%….. that’s a big number! But it’s actually a whopping 33%….. according to the MoJ! (Report dated 2010 - post edit) Mind blown! 🤯 You’re probably currently working with someone who’s progressed through our prison and probation service, without even knowing it! ROTL (Release on Temporary License) Programmes help rehabilitate prisoners, who are often very grateful of the opportunity. Pay cheap pay twice 😄 🤣 When refurbing a property or doing any work for that matter, always get 3 quotes from 3 different builders and don't always go for the cheapest. Ask for recommendations from people you trust when looking for a builder. Ask to see some of their previous work. I have been through a lot of different trades to get the team I've got now. It's been a painful process 😄 What are your top tips when looking for a builder?

The next phase of the Top Farm Development in Nuneaton has been approved, with plans for 479 new homes moving forward. This project is a key step for the joint venture between Vistry Group, Warwickshire Property and Development Group (WPDG), and Warwickshire County Council and will include 120 affordable homes, 135 private rentals, and 124 open market homes, along with a park, BMX track, and balancing ponds.   Sustainable features include air source heat pumps and EV charging points, while a new northern link road will connect the community to a new secondary school, opening in 2025 to support 900 pupils.   Phil McHugh, Managing Director for Vistry’s North West Midlands, said, “We are excited to get planning approval for the next phase of much-needed homes at Top Farm. Getting the green light to build a further 479 family homes marks another milestone in our commitment to delivering over 2,000 high-quality, affordable homes that enhance communities..”   With £2.5 billion invested, we are committed to building a community with more opportunities and a sustainable future for Warwickshire residents.
