This goes against my whole business model But rentvesting isn't for everyone. I recently spoke to a prospective client who asked me "why should they even rentvest in X regional location and what makes KTG different from other buyers agents?" I then took a step back and asked them some more questions to understand their objectives, desires, and concerns. For this particular client, it was probably a much better option for them to buy their owner occupier home first instead of rentvesting. For a few of these reasons: - They hate renting due the lack of security of tenure/occupancy (landlord can decide to move back in or sell) - They pointed out that rent goes up over time whereas a mortgage will go down - You can do renovations to increase value of your own home, and when you sell there is no capital gains tax It's all about finding what works for you. This plan can work great for those who can comfortably afford a house in a desired location they want to live in, but unfortunately for many Australians in some capital cities it's just not feasible. And even if it was, the percentage of household income that needs to be allocated to that mortgage can sometimes mean a lesser quality of life, for the foreseeable future. What fees are involved with a bridging loan? There can be many fees associated with a bridging loan - here is a list of fees that maybe charged depending upon the lender you are using and the type of finance facility (i.e. purchase only or purchase and refurbishment with money being drawdown in stages) Valuation Fee - paid at application Lender arrangement fee - typically 2%, deducted from the gross loan Lender legal fees - paid during the application and on completion Lender admin/set up fees - deducted from the gross loan Title insurance - deducted from the gross loan Your legal fees - paid during the application and on completion Stamp duty - on purchase transactions only Broker fee - paid either on issue of binding offer or on completion Application fee - paid on application Asset Manager / Quantity Surveyor fees - could be factored into the loan or payable in stages when looking to draw down money Telegraphic Transfer fee - deducted from the gross loan, typically around £30 Exit Fee - some lenders may charge a fee when you redeem the loan. PROPERTY UPDATE: Budget 2024: Mortgage Strategy Nov 2024 OBR lifts Forecast for Mortgage Rates & House prices The Office for Budget Responsibility has increased forecasts for both house prices and future mortgage rates compared to its March predictions. In its latest Economic and Fiscal Outlook, published last week, the independent body says it expects average interest rates on outstanding mortgages to rise from around 3.7% in 2024 to a peak of 4.5% in 2027, then remain around that level until the end of the forecast. It says: “Compared to our March forecast, mortgage rates are around 0.3% points higher on average over the forecast, driven by our higher forecast for Bank Rate.” BANK OF ENGLAND BASE RATE PREDICTIONS “From its current level of 5 %, Bank Rate is expected to fall to 3.5% in the final year of the forecast [2030]. “Over 2025 and 2026, this is around half a percentage point higher than the level of Bank Rate in our March forecast.” The OBR goes on to say that the differences are partly as a result of changing conditions since March and shifting market consensus. But it suggests that the Chancellor has gone further than the markets may have expected in some measures. It says: “However, the full extent of discretionary fiscal easing in this Budget is unlikely to have been anticipated by market participants at this time, so we have raised Bank Rate and gilt yields by a quarter percentage point across the forecast.” THE HOUSING MARKET The OBR says: “In our central forecast, we expect house price growth to fall back slightly from 1.7% in 2024 to 1.1% in 2025, as the average effective mortgage rate continues to rise. “House price growth then averages around 2.5% from 2026 until the end of the forecast [2030] supported by nominal earnings growth. “House prices have risen by around 3% in the first half of the year, such that the average house price was around 3% higher than our March forecast in mid-2024. “Average house prices remain above our March forecast throughout, driven by the recent resilience and ourforecast for higher nominal incomes. “This would leave the average house price in the UK at £310,000 in 2028, around 2.5% higher than our March forecast.” The OBR predicts property transactions to rise from around 275,000 a quarter in 2024 to around 350,000 a quarter over its five-year forecast period. 👉 Do you think these predictions are a fair assessment or do you think there will be bigger swings in either diection? #Housing #Budget # interestrates #allthingspropertyUK #BoE #OBR

FAO: MORTGAGE BROKERS - BRING BACK THE OLD KFI With the FCA’s review in the media today we thought it a good time we shared one of our ideas with brokers to see how they feel about it. We feel the old KFI should be brought back with some tweaks. The FCA’s own guidelines dictate that consumer facing information should be transparent and readily comprehensible... Let’s be frank here, the mortgage illustration (ESIS) brokers have had to bear in recent years has not been transparent or readily comprehensible…the continued confused questions we receive from clients regarding sections of it are evidence enough. These client questions often relate to future interest rates costs, APRC and total amount payable. What the FCA are trying to do, and rightly so, is to ensure brokers make clients aware that interest rates could go up and what that could do to their payments, and to fair to them, the gulf in interest rates between now and 3 years ago, proves this was a very needed practice. But again, let’s be 100% honest. How many clients, even 24 hours after receiving a perfect explanation from a mortgage broker, could explain an APRC interest rate to you. How many clients could tell you how the total amount payable was calculated, the assumptions built into it and why using that or the APRC are not a suitable way to compare the best deal for them? Even though the illustration literally says “The annual percentage rate of charge (APRC) is the total cost of the loan expressed as an annual percentage. The APRC is provided to help you to compare different offers.” Imagine the immediate hell a mortgage adviser would enter if they started using APRC to compare overall cost for the clients?! Furthermore, why are the mechanics of this even relevant to consumers? Let’s strip it back to the basics. Why not quote clients their payments and ‘total amount payable’ at a few different rates, increasingly higher than that of the benefit period quoted. For example, let’s say at the benefit period rate, 1.5 times that and 2 times that. Why make it any more complicated? The focus and overcomplication of this section of the illustration is such that we have heard of clients comparing APRC’s to ‘get the best deal’. In essence what we have done with mortgage illustration is: 1)       Removed and replaced the APRC sections entirely. Sorry-not-sorry. 2)       Re-ordered the information so that it is grouped together in a logical fashion. Oh, I don’t know, let’s say in the order a mortgage adviser might actually present the information to a client… 3)       Re-formatted and simplified it so that is fits on just 3 pages. Yes, 3. With room to spare. If you are a mortgage broker and like the idea of this – give us a thumbs up and see if we can start a petition to get this changed. Partly to make our lives as advisers easier but mostly, so customer start receiving clear and readily comprehensible information.

🚨 Mortgage Application Update 👇    Applications were down 3.9% compared to last week. 📉    This was mostly driven by a slowdown in refinances as purchases were only down slightly. 🧐    This makes sense as rates were flat so there really wasn't a big incentive for people considering a refinance to go ahead and apply. 💡    That all may change this week as rates have fallen after the Fed essentially gave the green light for a rate cut in September. 🤩    The MMI continued to tick higher - up to 104.3.
