Why is there so much variance? EH: Well - why is there a variance at a restaurant? Do you expect a superior experience predicated on the price you pay? Do you expect La Caille restaurant to be a different experience than Little Ceasar's? P.C: I get it. Who can I trust? Who can I depend on? Who do I want to work with? EH: Now you're getting somewhere! P.C. - We didn't talk about price. Builder A is charging 18%, Builder B is charging 15% - why is Builder A showing a bid sheet that is less than Builder B? EH: Great question! Be thoughtful in your analysis. Don't succumb to high pressure sales tactics either. This is your home... and this experience is going to last 18-24 months. You're really becoming business partners with your builder. PC: How much do YOU charge? ....... Aah yes. While at first glance, Dennis Schaal's Skift article paints a really exciting chart for Short Term Rentals (#STR). But I think the data would tell an even more impressive story when cut by professional managers. While there is still discussion on what "professional" means, even a short list filter will present a telling story. Currently this graph compares Professional Hotels with Professional/Amateur/Opportunists/Fakelistings STRs. From what I have seen review data paint a very telling difference based on professional vs homeowner and portfolio size. Always exciting to see STRs compared more to hotels, and maybe that is bait for more hotel companies to enter the space. How do short-term rentals stack up against limited-service hotels? George Salas tackled this comparison head-on, explaining that it really depends on the property type. For larger homes—like the 4-bedroom rentals that are his specialty—there’s no competition. Hotels can’t match the space, comfort, and ability to host multiple families or groups under one roof. Guests would have to book multiple hotel rooms, which often ends up costing more. But when it comes to smaller units, like those in an apartment complex converted into short-term rentals, the competition gets closer. These rentals can directly compete with hotels, offering similar amenities but with a more personal, home-like experience. Are you still guessing what's causing your occupancy rate fluctuations? Stop. Bottom line: If you want healthy occupancy, you need to watch out for key conversion points throughout your leasing funnel and analyze the leads that didn’t convert. These are: 💬 Prospect Lead Volume: Are you generating enough leads through advertising channels like ILS listings, website traffic, and drive-by inquiries? A decline here might signal the need for better marketing strategies. 🏡 Prospect-to-Tour Conversion Rate: How well are your leads converting into scheduled tours? This reflects your initial communication effectiveness and property marketing. 📝 Tour-to-Application Rate: Are prospects who tour submitting applications? Low rates here could indicate pricing, amenities, or overall appeal issues. 🔑 Application-to-Lease Rate: Are applications converting to leases? Written Buyer Agreement Required Before Tours 🏠 - A written agreement with a buyer's agent is now mandatory before home tours, clarifying roles and expectations. 4. No Compensation-Based Filtering 🚫 - Listings can't be filtered by agent compensation, aiming to reduce "steering" based on commission incentives. 5. No "Free" Services Claims ❌ - Agents can no longer advertise their services as "free"; commissions must be discussed and agreed upon off the MLS. 6. Impact on Buyer Agent Commissions 💲 - Buyer agent commissions will be negotiated on a per-offer basis rather than preset by the seller, with potential concessions still possible.

We recently pulled some Zonda stats on consolidation in the homebuilding industry and the numbers are astonishing (!). In 2005, there were about 14,000 builders in the U.S. that were closing at least 10 homes a year. That number was down to just 3,100 as of 2023, the lowest level we’ve ever seen in our database. In addition, the market share of the top 10 builders has nearly doubled since 2005.
