Excellent benchmarking results and analysis from Shivaun R. and XY Sense in their latest quarterly Workplace Utilization index! Key takeaways for me: - Workplace Utilization is up across the globe, but we still have too much space, ave. 45% vs. the 65% - 85% vibrancy sweet spot. - The power balance has shifted from employee-dominated to a more even split between employees and employers. The report details possible causes, but the effect is increased utilization and attitudes towards hybrid working. - We have too much of the wrong space types! Over half of all desks are used <1 hour. Most collaborative spaces, even those highly utilized by time, are underutilized by capacity. - Hybrid working is the new normal, with Tues-Thurs solidified as the new hybrid work-week. - Former blanket approaches to occupancy planning and workplace design no longer apply. We now need targeted approaches using real data + agile methodology to create spaces that entice occupants back into the office. Real estate leaders tracking their workplace utilization have the data needed to design effective workplaces while shedding unneeded footprint. The cost savings from portfolio consolidation funds investment into better spaces and amenities. Bonus: less space = less carbon emissions produced to power, light, and condition.

Why are TA still struggling to secure budget. To increase revenue, Sales & Marketing get an uptick, and 6-12 months to perform. But to improve your talent pipeline, you need to do that with 5-10% less, year on year. As a real estate recruiting firm, RETS Associates talks to A LOT of early career candidates wanting to break into the CRE industry. One popular question from junior talent is, “Do you have any remote opportunities?” The first thing I ask is, “Why?” There are many reasons to want flexible office arrangements… no traffic / commuting time, comfortable clothes, mid-day run, attend child’s school events or games, and my favorite, get more work done without office distractions. I get it! There will be time for all of that. HOWEVER, my advice to 1-5 year CRE Analysts/Associates that want the best OPPORTUNITY for a big, rewarding, and lucrative career in CRE is to work as hard as possible early in your career and set the foundation for your 30s and beyond. Maybe that means an hour commute, wearing the occasional tie, or pulling a late night in the Analyst bullpen. The #WSJ article below states remote workers are being promoted less than in-office workers for a myriad of reasons (DM me and I can send you the article). I recently spoke with a client at a prominent CRE developer and she shared their firm has had several bad experiences hiring Analysts from remote roles – they were not prepared to succeed in their fast-paced and complex environment. What are you missing by working remotely? Opps to learn directly from your peers in the bullpen either by overhearing conversations or asking about an Excel formula. Facetime opportunities with execs that you ordinarily wouldn’t work with. Impromptu meetings, coffees, or other ways to build authentic relationships for your network. Experiencing your company culture which creates more engagement and fulfillment. Personally, I commuted over an hour each way for most of my 20s – from Manhattan Beach to deep West LA and then to Calabasas. Now, as someone in my 30s that enjoys the flexibility to coach my daughter’s tee ball team or attend a mid-day pre-school event, I don’t regret anything… I might’ve missed a few sunset volleyball games getting home late on a Friday, but a little sacrifice early in your career can pay off in BIG ways. https://lnkd.in/gJwMvd-s

Hard to believe it's May already. As we quickly approach summer and the halfway point in 2024, where does the San Francisco Office Market stand? From a 10,000 foot vantage point things are scattered but generally trending upward.... slowly. For savvy buyers, workplace leaders, and companies, there is opportunity abound. The Good: - Demand up to near pre-pandemic 2020 levels - Companies prioritizing physical workplace once again as a central part of overall workplace strategy - Sales market has opened up. New owners are coming in, resetting basis, and providing the market new leasing opportunities at competitive rents and modernizing & amenitizing stale projects. - Narrative on San Francisco is shifting - The startup & Innovation ecosystem remains headquartered here The Bad: - Vacancy continues to rise - Interest rates remain high - Most professional services firms downsizing - Construction costs remain prohibitively high Some of the notable recent deals: - Figma renewed 98,000 SqFt lease at 760 Market - Adyen leased 150,000 SqFt at 505 Brannan - Rippling leased 123,000 SqFt at 430 California Street - The city of SF leased 157,000 SqFt at 1455 Market Street - Indian Consulate leased 25,054 SqFt at 71 Stevenson - Pillsbury Winthrop renewed 100,000 SqFt lease at 4EC - KPMG renewed 138,000 SqFt at 55 2nd - Goodwin Proctor leased 58,991 at 525 Market In addition to the larger transactions, there seems to be a significant increase in startup demand 📈. The 1,000-3,000 SqFt requirements of today, will become the 5,000-50,000 SqFt requirements in several years as they receive follow on funding. Outlook: - Vacancy will continue to rise through 2024 - Smart tenants and investors are taking advantage of the "reset" in property values Lastly, to end on positive note - the city has been cleaner and there seems to be much more energy downtown. Multiple clients who have toured recently have commented that they were surprised by how "Good" it felt downtown. Hope the positive momentum continues!
