Got a quick question about #fraud. Was listening to an expert today at the Southern California Rental Housing Association event and he advised everyone to get a current utility bill from all #apartment applicants. I reached out to a few #apartmentmanagement companies, both large and small, and no one was doing this as part of their #fraudprevention or #apartmentapplication policies. Is anyone doing this? And does it help to combat fraud? News Alert: L.A. Supervisors Vote 3-2 to Reduce Allowed Increases to 60% of CPI What You Need to Know *On Tuesday, June 4th, the Los Angeles County Board of Supervisors voted 3-2 to reduce allowable rent increases in the unincorporated areas of LA County *Rent Increases will continue as follows: 60% of the Consumer Price Index (CPI) with a 3% maximum cap and no floor *What does this motion mean for owners? It means that once the amendment is finally adopted and starting January 1, 2025, owners will only be able to increase rent by just 60% of CPI as an annual increase whatever the CPI turns out to be (based on an average of the prior 12 months of CPI ending in September 2024) *As an example: if the current CPI is 4%, then you would only be allowed to increase rent by 2.4% (4% x 60% = 2.4%). Also, you would only hit the new maximum of 3% “ceiling” if the CPI was at least 5% (5% x .60 = 3%). *In addition, it means that future increases could be as low as ZERO depending on the CPI because there is no longer any floor *For some small owners with fewer than 10 units (see link below), you would be able to take an additional 1% increase with a maximum of 4% and for some luxury owners you would be able to take an additional 2% increase with a maximum of 5% *The current maximum allowable increase of 4% would remain in place through December 31, 2024. *There is one remaining sliver of hope as this motion will require another vote when the draft amendment is brought back to the Board for final adoption. 🗓️Circa August 2010 during the middle of the GFC. We represented the Buyers in the purchase of this Bank-Owned (REO) 22 unit apartment complex in downtown Sacramento on P St. This was a classic REO with half of the complex vacant and the existing occupants not paying their rent or squatting while dealing drugs. This was a high liability asset for the bank to hold onto. 🔨🔩 Apartments required a full renovation. ⚖️ Eviction of all the squatters and non-paying tenants. 🔐 Protecting the renovations and appliances from vagrants. Renting out and stabilizing the property once renovations were completed. The Buyers were not afraid of the scenario and wrote an all cash non-contingent offer with a 5 day closing! 💰Purchased it for $1,232,000 or $56K / unit. This asset would trade for close to $250K per unit today and they still own it. The Buyers beat out multiple offers because they were willing to take on problems, acted quickly, and took the liability away off the seller in 5 days. They’ve since renovated, stabilized it, and are enjoying high market rents. #sacmultifamily #multifamily #sacramentorealestate
