After 3 weeks sick (everyone in the DFW office got it), I am back at it. Today, the Prove It! 2025 Conference Committee toured two of the potential venues for the conference. We looked at Marriott Hotels Downtown #Dallas Convention Center and Westin Hotels & Resorts #Galleria in North Dallas. On Wednesday, we will tour Gaylord Hotels Texan in #Grapevine and then make our final decision and get the announcement out. Questions for the community — 1. If you’re traveling to #dfw for the conference — do you have a preference for the venue? All three are top notch convention centers with their own pros and cons. Would love to hear your thoughts. 2. Westin and Downtown Marriott — our conference dates would be the week of January 20th. If we do the Gaylord Texan — it will be the week of February 17. Would love to hear your feedback on the dates. This is shaping up to be an amazing show where Vendors, Integrators and End-Users will come together to learn and prove it. The official announcement will be in mid-June and sign ups will start then. We will have limited space — 25-50 vendors and 500-750 attendees total. Based on the response — we expect to sell out across the board, quickly. A mini Hollywood in Texas? This DFW city is building a 72-acre studio development. Another small Texas town utilizing a film studio to trigger economic development The project, which has a starting cost of $70 million dollars, will have “clusters” with sound stages and mill spaces, hotels, restaurants, coffee shops and retail. “This is the place where dreamers come," Evans, Mayor of Mansfield, said. “This is transforming this entire area. It’s movie magic, not only for Mansfield, but for the entire state of Texas.”  The project, which has a starting cost of $70 million dollars, will have “clusters” with sound stages and mill spaces, hotels, restaurants, coffee shops, and retail space. “You see possibilities,” Evans said as he looked out at the open land.   According to the city, the project is expected to create 2,000 jobs and reel in big business.  The site will be capable of producing big-budget films and shows.  Mansfield city leaders are optimistic about its potential after seeing the way film has taken off in nearby cities.  In Fort Worth, the success of Taylor Sheridan’s hit shows, Yellowstone and 1883, has been a major boost for the local economy.  According to the Fort Worth Film Commission, since 2015, the film industry has poured nearly $600 million dollars into Fort Worth’s economy.

Fonn Villas Subdivision - Memorial Area, Houston, TX 77024 Historical Real Estate Data As discussed in my last post, showing the map of the area, Fonn Villas is ideally located, very close to City Center, Memorial City, Memorial Hermann Medical Complex, and near to major highway arteries of I-10 and the Beltway 8. That being said, it is tucked away in a forest like setting, thus making it such a desirable neighborhood. We can see this in the chart below, with the price per square foot increasing from a low of $278 per square foot in 2019 (pre-pandemic) and rising to an average of $403 so far from sales this year. As with all of these older neighborhoods, there is a "split" between older "legacy" construction (which are still great homes), and homes built in the 2000's, which are typically much larger, and have the modern amenities (high ceilings, larger rooms and closets, updated materials, trims, etc). Older homes typically sell in the mid $350's per square foot, while homes built in the last five years can fetch over $450 per square foot. One bit of this data that sticks out to me is that from the previous peak (which is roughly 2014/2015 and coincides with the last energy (oil/gas) energy peak), it took 7 years to reach those prices again. From the peak in 2015 to the trough in 2019, on a price per square foot basis, prices did actually fall around 15 percent. CONCLUSIONS - Fonn Villas is a great neighborhood in a great location. For buyers, there is a range of homes, with older "fixer uppers" still sometimes available, thus allowing a buyer with a limited budget to get into the neighborhood. And on the other side, new construction homes are being built in the area with prices over $2,000,000 for a recent constructed home with over 5,000 square ft and 5 or more bedrooms. For sellers in the neighborhood who have raised their children and are ready to downsize, there has never been a better time to sell. Average prices are up around 45 percent since pre-pandemic and inventory in the area has remained tight. So, there should be buyers for your home in Fonn Villas!
