Transitioning to a new country or jurisdiction throws up challenges for investment bankers to be successful! Piers Ronan, Managing Director, and Head of DCM Syndicate at Truist Securities in New York knows this better than most having moved to New York after 16 successful years building his career in London. I learnt from Piers that you need to develop relevant memory; he explained it as a synthetic memory 🧠 . He shared when you show up cold in a new jurisdiction or a new market, and you don't know any of the history of what has happened to the clients, how those companies have been formed, the deals that they've done, then you don't really have the context to cover those clients and to do business in that jurisdiction or that industry. So, you need to read a lot about what has happened in the past and internalize that, as well ask questions and be curious. Creating this ‘synthetic memory’ is critical to be successful in the new market. In addition to building memories, building a new network rapidly is critical. I am excited to share our Q3 2024 Office Market Report for Atlanta. Leasing volume remains strong with potential of an economic soft landing on the horizon. Leasing activity remained robust in the third quarter of 2024, with 2.2 million square feet (msf) of office space leased, representing a 29.4% increase year over year from the 1.7 msf recorded in Q3 2023. This brings the total leasing volume for the first three quarters of 2024 to 7.2 msf, driven by 11 significant leases exceeding 100,000 square feet (sf). Such significant activity includes the largest transaction this quarter, the 104,440-square-foot relocation of Morris, Manning & Martin, LLP to 3560 Lenox Road. The recent Federal Reserve interest rate cuts, with the potential for more on the horizon, can provide a significant stimulus for corporate leasing by lowering borrowing costs. This in turn makes it easier for companies to fund the capital costs associated with new leases or relocations, particularly benefiting larger firms that had delayed decisions in a higher-rate environment. As a result, expect Atlanta to remain a highly desirable market, with robust demand driven by tenants seeking growth and investors capitalizing on the city's resilient and dynamic office sector. Institutional money is back! KKR, a prominent private equity investment firm out of New York has reentered the multifamily investment space by acquiring over 5,200 units across the U.S., including Texas and Florida. This move signals renewed confidence in the multifamily sector, as some firms are banking on the dwindling apartment construction starts to boost occupancy and rent growth in the near future. This comes shortly after Blackstone’s $10B purchase of Apartment Income REIT in April. Opportunities are on the horizon, and we will begin to see more as the year progresses. It’s no secret that the Washington, DC market tends to experience some turbulence in the lead-up to a presidential election. The uncertainty surrounding the outcome often leads to a slowdown, with many buyers and sellers pressing pause until things stabilize. Historically, the market gains momentum post-election and into the following year. Given the federal government’s deep ties to the area—through spending, employment, and contracting—the outcome of an election can significantly influence the local economy. New policies and shifting priorities from an incoming administration can impact the confidence of buyers and sellers, making them more cautious about big financial moves, like purchasing a home. In the past few weeks, we’ve started to notice signs of this election-year trend. Some highly desirable properties, which would typically move quickly, are staying on the market longer than expected. Interesting takeaways from Darden's earnings report today: - Same-store sales down 1.1% YOY system-wide. - Eddie V's Prime Seafood & The Capital Grille had same-store sales down 6.6% YOY. - Olive Garden had same-store sales down 2.9% YOY. - LongHorn Steakhouse helped soften declines with a 3.7% increase YOY. I read this as: Low income consumers are dining out significantly less or not at all. Middle & upper income consumers are dining out, but opting for mid-priced options such as LongHorn Steakhouse rather than more full service options such as Eddie V's Prime Seafood or The Capital Grille. In short - consumers are watching their spending carefully. Darden noted significant softness in July, but reaffirmed full year guidance and said sales trend is improving. Placer.ai’s recent data supported this, reporting a 4.4% foot traffic decline in July and a 6.9% rebound in August at Olive Garden. Darden stock was up over 8% after the news, primarily related to a first-party delivery agreement with Uber Eats and a positive forward outlook.
