Services include removals/transport, embalming, refrigeration and cremation. No services are provided to the general public. In 2023, the business performed ~1680 cremations and is on track for ~2,000 this year. The business averages 100-120 calls per month on the mortuary side and also contracts with a couple of national shipping companies. In 2023, the business had ~316 Embalming and ~189 Cremation customers with the top 10 customers accounting for approximately ~65% of sales. Top 10 embalming clients account for ~86% of sales and top 10 cremation clients account for ~81% of sales. Recently, a major customer has been suspended, due to non-payment of invoices. However, the business recently added a new national account that is expected to drive 20% of 2024 sales. There is a lot of room for growth with proper advertising, networking and adding another vehicle to take on larger volumes. The crematorium has space to add a 3rd retort in current building plus the plumbing is roughed-in for a 4th embalming station. Additionally, there is space on the real estate property to add an accessory building. The Company's well-trained and long-tenure General Manager holds all necessary licenses and runs all day-to-day operations. Owner primarily handles the financial aspect of the business such as payroll, invoicing, processing payments. Many of these tasks could be replaced with a bookkeeper or clerical staff. (Current owner has chosen to do these tasks.) While the owner has excellent industry knowledge, they readily admit that they lack business and finance training, or the marketing prowess to profitably grow the business. A few key takeaways: 1) There is a lot of confusion about what Clear Cooperation is and isn't. 2) Great agents thrive in every market and through every change. 3) The settlement changes are leveling up buyer agents skills. Old state-- throw a buyer in your car and show them a house. New normal -- demonstrate value, expertise, service, knowledge, and get hired to represent the buyer. 4) There was some optimism about 2025 market conditions but more focus on improving what you can control versus worrying about the uncontrollable factors. 5) The eXp agents and leaders in this photo represent some of the top producers in their respective markets. Just got back from The Tipping Point in Austin, TX. If you missed my panel discussion here are the key points: Today the addressable market in Texas is the illicit market and intoxicating hemp market. Most people value the these markets in TX @ $6-10B QUESTIONS ARE….What % of that ~$10B will be captured and when, and how is this going to be determined? This is determined by consumers being compelled to leave the illicit market and spend their money in the legal market by offering products they want at a competitive price. Ensuring this happens over time is up to the stakeholders. Regulations never move at the speed of business. We can’t sit back and expect that the regulators are going to figure this out because the won’t! A MARKET IS ONLY AS STRONG AS ITS GROWERS! If regulations suck for growers, everyone downstream suffers (manufacturers, retailers, and most of all consumers). If it sucks to be a legal consumer in Texas, there are thousands of hemp stores where you can buy California cannabis products that don’t suck. Since Governor Newsome banned intoxicating hemp in CA, there are more legal stores where you can buy CA weed in Texas than there are in CA by a factor of 6 or 7. So what can we do as a stakeholder to fix all this? Learn from other states and work together! - Pooling resources and sharing ideas is so critical. I’m a grower and a stakeholder in TX (I have an application in with a very strong group in Houston). If you are a TX stakeholder get in touch with me!! For the time being there is not a viable industry in Texas. And if you want to be well positioned for the future, you need experience now. For new investors interested in TX this means spin something up somewhere else and get your team in place so you are ready to go. Our 3-person team at SLX Capital works out of a co-working building at one of the busiest intersections of North Dallas (121 and Dallas North Tollway). According to CoWorking Mag, there was a 20% increase in total spaces nationwide between December 2022 and May 2024. Traditional offices aren't going anywhere, but the rise of new economies, working styles, and leaner teams can't be ignored. My personal predictions looking ahead to 2025: - Large companies (5,000+): We'll see smaller satellite offices open closer to suburbs where employees live. A 10 minute daily commute vs. 30+ minutes dramatically increases quality of an individual's life. These companies have the the highest leverage in rent negotiations as office occupancies in DFW are ~70%. - Medium companies (500 - 1,000): Hybrid schedules will become permanent meaning commuting 3x a week vs. 5x. These companies will recognize the most cost-savings in human capital. Most people will take a slight pay-cut for flexibility and the ability to work remotely. - Small companies (10 - 25): Rather than locking into long-term leases at traditional offices, they will go month-to-month in a co-working space or continue to work remotely across the world. -Micro companies ( < 10): You may end up reaching out to SLX Capital to purchase an office condo at The Compound that combines innovation, design, and location! 😎 Work is getting compressed. Teams are more trusting. Companies are getting smaller. However, productivity is sky-rocketing. I wouldn't be surprised to see companies run by 3-5 people over the next few years being valued over $1 billion.

Before & after! Here’s how this deal went 👇 This is one of our newest rental units in The Colony, TX. (Btw…after having flipped over 800+ properties, I haven’t ever posted about them until now so let me know if you found this interesting.) We do this in what I call a 4F Framework. 1. Find it - we market for properties in geo's that meet strict criteria in Population, Income, Job, Appreciation and Crime. 2. Fund it - we bought this property for cash so we could close quickly with a combination of investor capital and company capital. 3. Fix it - we didn’t want to overdo this house. A mistake I used to make when I first started. We repaired all majors and on the interior we put paint and floors and made minor repairs. 4. Flip it - we are not exiting this property but adding it to holdings as a rental unit. We wound up buying, rehabbing and listing for rent in 22 days (we have amazing teams) with an ROI of 46.82% and an anticipated NOI margin of 33.5% and an appraisal value of 468k. All in all, our investors are happy, we are happy. What do you think of this deal?

🧬 This week's Austin Bio & Health Roundup features more funding, infrastructure trends to watch, and significant wins across the Texas Bio Triangle. 🧬 💰 Funding Endless Health raised a $4.5M Seed round. They are developing the "first fully at-home clinical trial services, including self-home collection kits, central lab services, and more." It's more Austin funding Austin as Next Coast Ventures led the round. Congrats to Cooper Galvin, PhD, Jiabao Li and the entire team! ShiftRx, an AI-powered platform addressing healthcare provider shortages, announced their $3.5M seed round led by Work-Bench. Congrats to Autumn-Kyoko C., Leann Haddad, and the rest of the team! 📊 Data Patrick Sisson has a Bisnow piece titled "Is NYC’s Billion-Dollar Lab Bet Foresight or Folly?" It examines New York's $1.6B investment to create an East Manhattan life science innovation hub, which includes 2M sqft of labs and other life science-oriented spaces. This project isn't expected to be completed until 2030. The choice quote for me from a local analyst: "I really believe the money would be better spent building and supporting smaller spaces." Another NYC data point to keep in mind. Alexandria is selling Pfizer's old HQ in Manhattan and it’s being converted to housing. Jumping to the West Coast, this parallels another article by Patrick on the Research and Development District in downtown San Diego, a 1.7M sqft multi-use life sciences project costing $915M that has 0 signed tenants months before opening. Both regions are major Bio & Health players, both at the large company level and for startups. According to data from Peter Walker from Carta, in NYC, Healthtech + Biotech accounts for 21% of funding, and in San Diego, all Bio & Health sectors account for 71% of VC funding. So, the key questions that arise are: Is what's being built in the right location within those metros? Does it have the right structure? Does it meet the specific regional demand?" 🚩 Texas Bio Triangle Alphabet’s precision health company, Verily, is moving its headquarters to Dallas, marking another win for the Texas Bio & Health narrative and a significant boost to the DFW ecosystem.  (h/t Maxwell Dordevic, Sameer Sontakey, Ed Curtis).
