On continues to gain momentum with another record quarter. Revenue jumped nearly 20% to a record $561 million, although sales growth slowed for the fifth quarter in a row. Analyst consensus forecasts saw revenue jumping 16.8% to $548 million. On's direct-to-consumer sales increased 48.7% year-over-year on a constant currency basis. DTC sales now make up 37.5% of On's total net sales. As Nike, adidas and Under Armour all face challenges, On's market share continues to grow. It's time to rethink how we handle the finances behind leasing deals and operations. Often, we see these as separate entities, but wouldn't a more cohesive approach serve us better? Consider the tenant, frustrated over maintenance woes. These might be on their tab, or perhaps they're significant enough to be building-wide concerns. Property Managers, in the meantime, are juggling their budgets, cautious about dipping into Tenant Improvement (TI) allowances or Capital Expenditures (CAPEX). The clock ticks, the issues linger, and we roll the dice, hoping the tenant overlooks the delay in exchange for future TIs to address these problems. But why this gamble? Why not have the Property Management proactively address these repairs, folding them into the OPEX and factoring them into the lease negotiations? Yes, there's a risk—the lease renewal isn't signed, and we're putting faith in the tenant's continued occupancy. But consider the payoff: securing a content tenant at market rates, maintaining the value and desirability of the property. If the tenant decides to move on anyway, that investment isn't lost—it's rolled into the appeal of the space for the next prospect, ensuring we don't just retain our current clients but attract new ones without overextending the operational budget. Let's align our financial strategies and keep our buildings, and tenant relationships, in top form

Fortress Initiates $548M Foreclosure on Cohen Brothers Portfolio In a maneuver that could send shockwaves through the real estate world, Fortress Investment Group has moved to foreclose on a $548.8 million portfolio owned by Cohen Brothers, marking one of the largest Uniform Commercial Code (UCC) foreclosures in history. This action highlights the mounting tensions in an industry battered by the pandemic and shifting economic winds. The foreclosure targets equity interests in a diverse array of assets: a prime redevelopment site in New York, a South Florida hotel, and 50 movie theaters. Fortress claims a Cohen Brothers entity has defaulted on a substantial loan, setting the stage for a July 1 auction that promises to be a high-stakes showdown. Newmark’s power trio—Brock Cannon, Adam Spies, and Doug Harmon—are leading the marketing blitz, with Matthew Mannion of Mannion Auctions handling the auctioneer’s gavel. The UCC foreclosure allows Fortress to cut through the red tape of traditional judicial foreclosures, seizing control of the company's shares instead of the properties themselves. Cohen Brothers' troubles trace back to the pandemic, which has wreaked havoc on commercial real estate. Fortress alleges Charles Cohen, the head of Cohen Brothers Realty, defaulted on $534 million in debt tied to seven marquee properties, including a Florida design center, a Westchester site, a New York office tower, a Fort Lauderdale hotel, and several movie theaters. Adding to the drama, Fortress is also seeking a $187 million judgment against Cohen personally, citing his payment guarantee. Dave Fogel, Cohen’s senior vice president, struck a defiant tone: “We want to take the high road — we don’t litigate in the papers and we intend to defend.” The commercial real estate market, especially in New York, has been pummeled by rising interest rates and the remote work revolution. Refinancing is now a Herculean task, with soaring debt costs making many projects financially unfeasible. Charles Cohen, who inherited his family's real estate empire, has long harbored a passion for cinema, famously describing real estate as his "day job." In a 2018 interview with Variety, he confessed, “I always wanted to be a theater chain owner.” In a counterstrike, a Cohen Brothers entity filed a lawsuit last week seeking to stop the UCC auction, arguing Fortress’s actions are premature without a formal declaration of default and accusing the lender of reneging on a prior agreement. Both Cohen Brothers and Fortress have remained tight-lipped, leaving the industry in suspense as the July 1 auction date nears. The outcome of this legal and financial tussle could set precedents and reshape fortunes in a market already on edge. Here's 1 reason why most CRE Brokers will never hit $1M in Gross Commissions.... To be where you've never been, you must do what you've never done. I'm not telling you to get crazy complex in your strategy or pivot directions. In most circumstances, it's simply doing more of what you're already doing. However, most of the time - brokers are already working at least 45-55 hour weeks, they don't want to sacrifice family time, and I totally get that. So how do you scale? When I was stuck around $600k and wanted to hit $1M in GCI, I had to become a CRE scientist. What I mean by this is that I constantly had to experiment on what was going to get me to the next level. New Technology, a New Hire, Outsourcing Marketing, etc. I had to test probably 5-6 different things (and only 2-3 of them ended up working) in order to go to the next level. The reason why most brokers will never get to that "next level" is because they don't overcome the fear or uncertainty of failure. I probably invested $150k over 18 months in these "experiments". It also helped that I didn't scale my expenses after I initially scaled my income to $500k. I had the freedom & flexibility with my finances, but also the relentless spirit to bet on myself. And also, it's a lot of fun doing what you've never done. You learn more about yourself than you ever would by playing it safe. So it might not be for everybody, but it certainly helped me. The civil lawsuit is expected to allege that Greystar Real Estate Partners engaged in deceptive pricing practices and failed to properly disclose certain fees to prospective tenants when advertising its rental units, the person said.
