Really interesting article about new trends in medical space regarding their design/build. ⚕ 🏥 💉 💊 My major takeaways are: -Design/Build is the preferred method: It is important to design built-in contingencies, as priorities may change. The conversations between engineers, architects and owners should start early on in the process of building a new facility". You should include the GC too!!!! -Think about the staff: "Designers should consider the impact a building can have on the staff, he said, including whether there is nice lighting, comfortable chairs and good food options." -Think about the patients and who they are: "Geriatric patients shouldn't have to walk a significant distance from a doctor’s office to a lab, just to return for the results" -Consider where your patients are: "More established providers are cutting down patients’ drive times by bringing care closer to households in the suburbs, with hopes of providing more preventive care that will keep patients out of the hospital." -Consider who you're working with: "Architects and designers have to “reach across the aisle” to work with the community and create spaces that will foster human connection and create better outcomes"

Hot Take: Estimation is only as good as the competency of the estimator. Getting paid depends as much on the ability to convey nuance and tell the full story as it does on everyone’s willingness to approach it with honesty and reason. Some thoughts from my last community call... What a fun group.

One of the positive things about the first day of the search was getting to speak with so many people in the AEC industry. Sharing some of the accomplishments looking back a little bit is really mind blowing to see the I+M+P+A+C=T on people around me. Even yesterday I was still getting phone calls from former customers, team members, and friends making sure I was doing well after the changes that took place. I have kept saying this again and again that my faith internally is 100% in myself my gifts will make room for me putting me around the people I need to be with in the future. One really special moment was getting to talk with a recruiter that shared their story about how they had to pivot unexpectedly in life after starting in the HVAC world. They started out on the service side of the business and got hurt in an accident years ago forcing them out of a role that was labor intensive. Life carried them through other aspects of the business and this person really like recruiting for contractors. We spoke a lot about leadership in the industry and given my generational history of construction had a lot of fun talking about the dynamic between pre-construction and project management. Sales and Operations always have an interesting dynamic but we both knew that the success has to be about winning together. I sat after that conversation and could not help think about The Lion Attitude book process and how this change gave me opportunism to look more at the final leg of the journey with the book. All of this was classic Phase 4 application of the book with the I+M+P+A+C=T formula teaching you hunt for targets and work with your Lion Pride to make them happen together. Remember that Lions take out targets and bring them to the pride so they all get to eat as a Pride community. Once again I can't say anything I experienced was a bad thing and it put my in the position to have the relationships that I built today. Have several opportunities to speak with people coming up and will see how life carries me. My system works and backing myself 100% with faith my leadership abilities will put me in the rooms I want to be. ❓🚧 I recently received a question from another Lean Construction leader about setting up and maintaining a Takt plan for a large non-residential project. 📈🔧 Here's a quick breakdown of my response for consideration: 1. Drafting the Plan It takes about 20 minutes to draft a Takt plan for a 2-3 year project. 🕒 2. Coordination Meeting The draft plan is vetted with trades in a one-hour coordination meeting or less. 🗓️🤝 3. Updates Updates are made in 10 minutes or less, with a regular cadence of other weekly meetings. 📝 4. Time Efficiency It doesn't take any longer than Last Planner and is actually shorter in some instances. ⏱️ You don't need a dedicated resource for this. The responsible project person for planning and executing can handle it when properly onboarded and trained. 👷‍♂️👷‍♀️ Key Points: - Resistance It often comes from not knowing. Invest time in teaching, onboarding, and building trust. 🧠🤝 I highly recommend using Scrum to implement Takt and check out the free course on my profile link and Jason Schroeder’s YouTube channel LeanTakt for more. - Smooth Workflow This system allows for a sustainable work pace with buffers and better flow. 🌊 - Trade Buy-In It sells itself with the trades. How Accurate Estimating Made a Difference in a $30MM+ Project Concrete estimation isn’t just about numbers—it’s about precision, timing, and building trust. Recently, we had the opportunity to work on the Burlington Post II, a $30MM+ new construction, mid-rise, affordable housing community in St. Petersburg, Florida. The complexity of the project demanded accuracy and clear communication from the start. The Challenge: The project presented some unique hurdles: - Complex Structures: From foundations to elevated slabs and retaining walls, every detail required precise estimation. - Time Pressure: The client needed a quick turnaround to stay competitive in the bidding process. - Budget Concerns: With fluctuating material costs, controlling the budget without compromising the quality was essential. Our Approach: We knew this project needed more than just a standard estimate. It required careful planning, clear communication, and a focus on both the big picture and the finer details. - Accurate, Detailed Takeoffs: Every cubic yard of concrete and a ton of rebar was accounted for. By breaking down the various elements—pad footings, slabs, and more—we ensured nothing was left to chance. - Visual Clarity: We provided color-coded marked plans that made it easy for the client to visualize the scope of work. This approach improved collaboration and transparency across the entire team. - Contingency Planning: We incorporated room for material cost fluctuations, so the client had a buffer for potential changes without risking the overall budget. The Results: Precision: Our estimate was within 2% of the final costs, giving the client the confidence they needed to move forward. - Timely Delivery: Despite the tight schedule, we delivered ahead of time, allowing the client to submit their bid without delays. - Streamlined Communication: The color-coded plans made it easier to communicate across the teams, leading to fewer miscommunications and smoother coordination. Even GC were briefed using those marked plans. What This Taught Us: Every project has its own set of challenges. For us, it’s not just about delivering an estimate—it’s about ensuring that our clients have the clarity they need to make informed decisions.
