👀 Passive Income For Overtaxed Business Owners: California Municipal Bonds 🏖 How about a 6.40% yield* for a AA-rated local school district? Is that something you may be interested in? How many can I put you down for?? 📝 There is a CA municipal bond new issue in the market today for Fresno Unified School District with a 2049 maturity that has a 4.16% yield to maturity, which is a 6.40% taxable equivalent yield*. (*Assumes a 35% tax rate) *Taxable Equivalent Yield=what you would have to earn on a corporate bond or other taxable fixed income product in order to match the tax-free yield on a municipal bond, at a certain tax rate (we assume 35% tax rate for simplicity). If you are buying apartment buildings trying to reach financial freedom You’re doing it wrong. We make anywhere between $500 to $1250/night off this property. Which equates to about $80-$90,000 in profit each year. And it only takes a couple hours a week to manage it. Especially not in the first 1-2 years of buying a large multi unit investment property. Why? Because all the cashflow goes to the investors. Especially with todays interest rates and compressed cap rates. How do I know? Well that’s what we do - we buy apartment buildings and hotels with passive investors. We’ve raised and invested millions of dollars doing this. But when we first got started we were working for free. Because it often takes 1-2 years before there’s enough monthly Cashflow before the sponsor gets paid. Which is why we used vacation rentals to pay for our lifestyle first So we could quit our jobs and have more free time. Instead of forcing deals to work just to get an acquisition fee. What will save us from the Crypto Grifters? I truly hated all the CGs the last time around, when everyone was consumed by magic money trees and wasted years running around spouting ‘to the moon’ and ‘stay poor loser’ and all the other worthless nonsense. The absolute triumph of selfish nihilism. And now they are back, safe in the knowledge that President Musk is going to reactivate all their 💩 and provide an off-ramp to dump it on retail customers. Andreessen is positively delirious, releasing massively entitled videos couching this bonanza in clothes of ‘free market’ ‘innovation’ blah blah blah. And the last week or so this cancer has started metastasizing here on Linkedin. Puff pieces, get rich quick evangelising and … you’ve no doubt seen it. Sports events are seeing the same: CGs suddenly splashing the cash advertising to their marks. Sure, some will win, and some will make a lot of money. But FFS do we really have to now endure years of grift again? It all feels so dystopian. Just as AI is looking to have dramatic consequences for society that requires deep thought and wise policy making …. I.e serious work …. we’re being gamed by the CGs and becoming profoundly unserious. It’s like the ultimate trolling. The DOGE …. WTF! Sometimes I think humanity is going to be better governed by AI. Often we look like we don’t deserve to be in charge. Last time I tried really hard, and spent way too much time, trying to get to grips with this (same with the Metaverse - another Andreessen ’pump and dump’). This time I’m just going to blank it all. Block, Block, Block. It brings out the Puritan in me. Surely there are better uses of our time?

Raul Pal: DOGE and SUI enter the "banana zone" Real Vision CEO Raul Pal suggested that DOGE and SUI memcoins are approaching a major bullish rally, which he called the "great banana spin." Raoul Pal He explained that the "banana zone" is a market phase when the rate of crypto assets is constantly growing. During this period, it is better to be patient and invest in leading cryptocurrencies such as BTC, ETH and SOL. This will help reduce risks during market volatility. For risk-averse traders, Pal suggested allocating a small portion of funds to SUI tokens or memcoins like DOGE. "The next ones in the "great banana spin" will be SUI and DOGE, as well as tokens that you already own," Pal wrote on the social network X.
