Over the last five decades, Lloyd Companies, based in Sioux Falls, South Dakota, expanded from a mom-and-pop shop property management company to a full-service real estate company that builds communities. Organizations that expand dramatically often need help adjusting to the complexities that can isolate different departments or lines of business. Lloyd’s growth in size and scope meant it needed a new blueprint to operate and a stronger internal structure to support it. Chief Executive Officer Chris Thorkelson took the helm when the Lloyd Companies co-founder retired. One of the first things he did was search for a system that could help maintain the increasingly complex business model. Chris tried a few different models, having consultants come in to help with strategic planning, but they never ended up with actionable plans to achieve their goals. The strategic plans ended up being pretty words on paper that sat in a drawer all year. During annual planning, when the leaders reviewed the plan, they realized that if something had been accomplished, it was more out of luck than any purposeful actions. In 2015, Chris learned about EOS from a CEO peer group and thought it could provide the missing processes and practical tools Lloyd Companies needed. He charged Chief of Staff Becky Word with properly implementing EOS throughout the organization. So, Lloyd Companies began Running on EOS… or so they thought. Here is your local real estate market update for the Des Moines metro area April 2024. Our local market update video version here: https://lnkd.in/gGV5bUhH With spring in full swing, the Des Moines area housing market is thriving for home buyers and sellers. April’s inventory is up, days on the market are lower, and properties are selling! This gives buyers more choices to find their ideal home and signaling to sellers that now is a good time to list their home! The Des Moines metro saw a big change in the number of active listings this April compared to last year’s inventory. In April, there was an increase of 5.77% in inventory with 3,100 houses on the market compared to March’s 2,931 active listings. Inventory increased this year by 28.63% compared to last year’s 2,410 homes listed.  Home sales in the Des Moines metro area have increased 10.75% in April with 1,143 homes sold compared to last month’s 1,032 homes sold. Year-over-year, there was an increase of 15.69% from 988 homes sold in April 2023. Pending sales have risen 6.38% in April with 1,434 contracts written compared to last month’s 1,348 contracts written. Year-over-year had a 4.27% decrease in contracts written with 1,498 contracts written in April 2023. The median sale price for the Des Moines Metro area for April was $282,500. The median sale price decreased 0.88% from March’s $285,000 median price. Year-over-year there was an increase of 3.10% in price compared to last year’s $274,000. Days on market decreased to 58 days compared to the 67 days on market in March. But we are still up 23% from April 2023 47 days on market. Out of the properties sold in April, 775 or 67.80% were financed conventionally. The week before Christmas can be a blur, and the CARW - Commercial Association of REALTORS Wisconsin 2024 #MarketUpdate snuck in this year amongst the office holiday parties and already packed events calendar. Below are a few notes I found interesting for WI owners and investors: Milwaukee 7-county sales down 30% YoY to $1.1Bn across all product types Multifamily sales down 31% YOY, 50% from 2022, lowest activity since 2013 - Vacancy shrunk to 4.5% while rents grew 2.3% - Bid/Ask gap keeping many sellers on sidelines, treasuries stubbornly high Retail vacancy shrunk to 3% and rent grew 3% - Retail had the best year of the four primary product types for investment Office vacancy grew to 20%+ while unemployment shrunk to just above 3% - 4.9yr avg lease term, 3.3yr for renewals, 6.4yr new leases - Finance, Mfg, Eng, Tech, & Biz Services led absorption IND investment grade Vacancies grew +.9% to 8.7% and leasing slowed - 17.1% Vacancy in Kenosha-despite some marquee moves into the region - 7.2% in south markets, shrunk (1.2%) - 9.2% in central markets, grew +3.4%; available labor is an issue here - .8% in west markets, vacancy shrunk (.7%); highest demand in the state - 5.8% in northern markets, grew +1.3%; winners proving to be biz friendly municipalities along I-41 .25% Fed rate reduction at December meeting expected and priced into debt, 2025 taper schedule slower than hoped/expected Lack of power and access to adequate utilities will continue to a become a mainstream hindrance for new development Municipal support for developments (ie. TIFs) will continue to determine if new construction pencils, and little will get built without subsidies Investors should buy in the Midwest before more institutional/coastal capital takes notice The best takeaway is a consensus that 2025 investment volume will increase!

Matthew Ricciardella and the team at Crystal View Capital doubled the value of this property with 3.4X MOIC and 347% IRR in just 11 months. Here's how they did it👇 🏢 Property details - Purchased in February of 2020 - Louisville, KY - Mobile home community, 311 sites 💸 Finances - Purchase price: $7,100,000 - Capital raised: Purchased as part of a fund - Debt structure: An agency loan for $4.3 million fixed at 3% interest, transferrable to the next buyer 💼 Business plan - Installed individual water and sewer meters for each unit, shifting utility costs to tenants based on actual usage.
