In late 2021 on the back of the Pandemic, Shorenstein Properties was able to buy a fully vacant Commercial Office building and get nearly 95% LTC on their loan. $68M out of a $72M purchase price. Blackstone is a huge company (their affiliate provided the funding and now owns the building), but how many $68M mistakes can the industry handle. This is not a great sign going into 2025. Three years of ownership and they were not able to secure a single tenant in one of the healthiest economic areas of the country. #commercialoffice #commercialrealestate #markettrends
