Student accommodation fees and contracts

Contracts

You’ll sign a contract with us when you accept a room in our halls of residence.

We offer three different contract lengths:  38 week, 41 week or 51 weeks. Some contract lengths are only available for certain rooms or halls. Your contract options will be shown to you when you apply for accommodation.

Our contract dates for 2025-26 are:

UK students

  • 38 week – 19 September 2025 to 12 June 2026 (266 days in total) 
  • 41 week – Mayflower - 18 September 2025 to 2 July 2026 (287 days in total)
  • 41 week – City Gateway - 19 September 2025 to 3 July 2026 (287 days in total)
  • 41 week – All other halls - 20 September 2025 to 4 July 2026 (287 days in total)   
  • 51 week – 18 September 2025 to 10 September 2026 (359 days in total) 

International students

  • 38 week – 19 September 2025 to 12 June 2026 (266 days in total)
  • 41 week – 18 September 2025 to 2 July 2026 (287 days in total)   
  • 51 week – 18 September 2025 to 10 September 2026 (359 days in total) 

Pro-rated costs for total number of days 

Please be aware that the actual contract lengths in days are shown above and will be charged for on a pro-rated basis for partial weeks. 

For example, our 41 week contract is 287 days. Therefore, a standard en suite room in Wessex Lane would cost £179.97 per week, divided by 7 days = £25.71 per day, multiplied by 287 days = £7,378.77. 

Most undergraduates need a 38 or 41 week contract, and most postgraduates need a 51 week contract. You cannot change to a shorter contract after you accept your accommodation offer. You can book summer accommodation with us if you need to stay longer.

Part-catered rooms

If you live in a part-catered room, breakfast and a main meal will be provided on weekdays during term time. Brunch is also provided on Saturdays, and lunch is provided on Sundays.

Part-catering can cater for specific dietary preferences and daily provide a range of gluten free, vegetarian, vegan and halal options.

Orion Point

Accommodation contracts for Orion Point are with Unite Students. 

You will need to pay £350 as an advanced rent for Unite rooms.

Paying your fees

You’ll pay for your accommodation in instalments. These are charged at the start of each term.

Included in your fees

Your accommodation fees include:

  • all your utility bills (gas, electricity, water)
  • wi-fi and high-speed internet connection
  • Unilink bus pass for University-owned halls in Southampton
  • use of laundry 
  • 24-hour support and services
  • 24-hour security
  • on-site facilities, including common rooms and communal computers
  • contents insurance

Insurance for your belongings

Your accommodation fees include contents insurance. You can find out what’s included on our insurance provider’s website.

You’ll need to arrange your own insurance for any items not covered by this comprehensive policy.

Things to bring with you

You can find out what furniture your room will have, and what kitchen or kitchenette facilities you’ll share on your hall page. We also have an information page about what items to bring to University.

Help paying for accommodation

Student loans can include a tuition fee loan and maintenance loan to help you pay for university accommodation and your living costs.
